Section 2 of Ordinance No. 534, as amended, is amended to change the zone of the property described in Exhibit “A”, attached hereto and made a part hereof, as follows:

To: R-1-B, Single Family Residential and Duplex Zone (PD)

The Board of Supervisors hereby determines:

That the “14 Unit Duplex Development For Busich - Gearing” will carry out the intent of the General Plan; that it is of sufficient size and is designed so as to provide a desirable environment within its boundaries; that it is compatible with existing and proposed land uses in the surrounding area; that exceptions to the standard requirements of the Basic Zoning Ordinance are justified by the design of the development; the arrangement of dwellings is justified by larger and more usable open spaces; that there is adequate assurance that all public improvements will be installed at the scheduled times as required by the Department of Public Works; that there is adequate assurance that the development schedule will be met; that existing and proposed utility services are adequate for the uses and population densities proposed.

The tentative development plan of “14 Unit Duplex Development For Busich - Gearing” is hereby adopted and shall consist of the following

PARCELS 289-200-25 & 26. A portion of Lot 2 Citrus Heights Addition No. 16 described as follows: Beginning at a point on the southerly right-of-way line of Fair Oaks Boulevard located S. 57º 47’ W. 160.61 ft. more or less from the easterly line of Lot 2 Citrus Heights Addition No. 16 and being the easterly edge of a private road known as Robin Lane; thence S. 36° 12’ E. 259 ft. more or less to an existing parcel line located S. 36° 12’ E. 269.31 ft. from the original Fair Oaks Boulevard right-of-way line; thence S. 57° 47’ W. 11.75 ft. more or less to the centerline of said Robin Lane; thence S. 36° 12’ E. 24 ft. more or less to a point located S. 36° 12’ E. 323.33 ft. from the centerline of Fair Oaks Boulevard; thence S. 54° 24’ W. 261.93 ft .; thence N. 30° 38’ W. 337.86 ft. more or less to the centerline of said Fair Oaks Boulevard; thence continuing northerly N. 30° 38’ W. 70 ft. more or less to an existing R-1-B zoning district boundary located on the northwesterly right- of-way line of Fair Oaks Boulevard; thence northeasterly along said right-of-way line and zoning boundary line 240 ft. more or less to a point located N. 36° 12’ W. 90 ft. more or less from the point of beginning; thence S. 36° 12’ E. 90 ft. more or less to the point of beginning.
