STAFF NOTE: Most files relating to this PD are lost to time. The only known sections are reproduced below. The sections below were inadvertently omitted from the lost original ordinance and were imposed by the Board of Supervisors during the public hearing on rezoning the property to C-R in 1969.

[AMENDED 12-19-1969][AMENDED 12-29-1971]

All development of the property discussed in Exhibit “A”, attached hereto and made a part hereof, shall be subject to the following conditions:

  1. Minimum lot size to be a minimum of 4,000 square feet net area.
  2. No bottled gas hookups are to be permitted.
  3. Fire hydrants and public sewer supply are to be furnished.
  4. Provide on site parking for each unit as required by the Zoning Ordinance.
  5. Each dwelling unit will have its own tap connection to a sanitary sewer, lateral or main which is located in an easement approved by the sanitation agency having jurisdiction.
  6. All utility lints are to be located underground.
  7. Setbacks for all mobilehomes, accessory structures, auxiliary buildings and other improvements shall be as follows:
    1. Front and side street yards - Ten (10) feet
    2. Rear yard - Eight (8) feet
    3. Side yard - Five (5) feet
  8. Off-street parking of recreational vehicles shall be within the buildable portions of the yerd areas.

For historical reference only - Section 1, as amended November 19, 1969 Section 2 of Ordinance No. 534, as amended, is amended to change the zone of the property described in Exhibit “A”, attached hereto and made a part hereof, to “C-R” (PD), Commercial Residential (Planned Development). The change in classification is subject to the following conditions:

  1. Minimum lot size to be a minimum of 4,000 square feet net area.
  2. One year development schedule.
  3. Final subdivision map to be filed.
  4. Grant the County a deed for right of way widening on French Road based on an 80 feet right of way width and install Class “A” street improvements with a vertical curb.
  5. Provide direct vehicular access from a second public street.
  6. No bottled gas hookups are to be permitted.
  7. Fire hydrants and public sewer supply are to be furnished.
  8. Provide on site parking for each unit as required by the Zoning Ordinance.
  9. Secure approval of the County Counsel’s office prior to adoption of the ordinance by the Board of Supervisors.
  10. Each dwelling unit will have its own tap connection to a sanitary sewer, lateral, or main which is located in an easement approved by the sanitary agency having jurisdiction.
  11. All utility lines are to be located underground.

Beginning at a corner of an R-1-A zoning district boundary that is located at the southeasterly corner of Lot 29 of Florindell Unit No. 1 subdivision; running thence easterly parallel to the centerline of Gerber Road 1,980 feet more or less to the northwesterly corner of Lot 32 of Esau Gardner Tract; thence southerly along said westerly line of Lot 32 & 35 of said Esau Garden Tract 660 feet; thence westerly parallel to the centerline of said Gerber Road 2,660 feet more or less to the westerly right of way line of French Road and an M-1 zoning boundary; thence northerly along the westerly right of way line and said M-1 zoning boundary 660 feet more or less to a corner of an R—1-A zoning district boundary; thence easterly along said boundary and the southerly line’ of said Florindell Unit No. 1,680 feet more or less to the point of beginning.
