Exhibits “A”, “B”, “C”, “D” and “E” attached hereto are a part of this Ordinance for all purposes.

Section 2 of Ordinance No. 534, as amended, is hereby amended to change the zoning classification of the following described property from R-3, Multiple Family Residential, to R-3 (PD) subject to provisions of this Ordinance:

“Lots 471 through 482 inclusive, of Hillsdale Unit No. 5, recorded April 10, 1961, in Book 64 of Maps, Map No. 38 of the records of the County Recorder of Sacramento County.”

The Board of Supervisors hereby makes the following findings:

  1. That the proposed development will carry out the intent of the General Plan.
  2. That the proposed development is of sufficient size and is designed so as to provide a desirable environment within its own boundaries.
  3. That the proposed development is compatible with existing and proposed land uses in the surrounding area.
  4. That exceptions to the standard requirements of the Basic Zoning Ordinance are justified by the design of the development.
  5. That the arrangement of dwellings and mixing of dwelling types is justified by larger and more usable open spaces.
  6. That there is adequate assurance that all public improvements will be installed at the scheduled times as required by the Public Works Department.
  7. That there is adequate assurance that the development schedule will be met.
  8. That the existing or proposed utility services are adequate for the uses and population densities proposed.

The use of the property described in Section 2 shall be restricted to apartment houses as the same are described in Exhibits “A” through “D”.

The location of dwelling units, covered parking spaces, open parking spaces and other open spaces shall be as specified in Exhibit “A”.

The elevations of apartment houses shall be substantially as specified in Exhibits “B” and “C”.

Floor plans for apartment houses and other structures shall be substantially as specified on Exhibit “D”.

The variance provisions of Section 21 ot said Ordinance No. 534, as amended, shall not apply to this ordinance.

There shall be no backing out from the covered parking on Greenholme Drive shown on Exhibit “A”.

Violation of any of the provisions of this Ordinance or any Exhibits made part of this Ordinance shall be deemed a violation of the Basic Zoning Ordinance No. 534, as amended.

The Ordinance lists out an Exhibit “E”, but such exhibit cannot be not found in County records nor is it properly described in the Ordinance.
