SECTION I.
Section titled “SECTION I.”Section 23.01.179 of the Zoning Code of Sacramento County, Ordinance No. 1111, which incorporates the Comprehensive Zoning Plan 356/200, is amended to change the property described in Exhibit “A” on said Comprehensive Zoning Plan to the BP (PDC) zone.
SECTION II.
Section titled “SECTION II.”Chapter 1, Article __ of the Zoning Code of Sacramento County, Ordinance No. 1111 as amended, is hereby amended by adding thereto Section 23.01.
SECTION III.
Section titled “SECTION III.”Exhibit “A” attached to this ordinance is incorporated herein and made part of this ordinance for all purposes. The exhibit is on file in the Office of the Clerk of the Board of Supervisors.
SECTION IV. PERMITTED USES.
Section titled “SECTION IV. PERMITTED USES.”The uses designated in the BP zone, Sections 23.10.012, 23.10.013, and 23.10.014 of the Zoning Code are permitted or conditionally permitted as specified in those sections for the property described in Exhibit “A”.
SECTION V. PERFORMANCE AND DEVELOPMENT STANDARDS.
Section titled “SECTION V. PERFORMANCE AND DEVELOPMENT STANDARDS.”- The standards set forth in Sections 23.10.022 through 23.10.026 of the Zoning Code apply to the development of the property described in Exhibit "A".
- Parking shall be located behind the structures or screened from Sunrise Boulevard through the use of landscaped mounds or large trees or shrubs.
- Access to Sunrise Boulevard shall be as follows:
- For parcels 233-142-34, -39 no access is permitted.
- For parcels 233-142-35, -40 access is permitted; however, property owners are encouraged to use Wildridge Drive for ingress and egress.
- Grading shall be minimized on the site. No grading shall occur until a final grading plan has been approved by the Public Works Department and the Project Planning Commission.
- Final Development Plans, including elevations, parking layout, signage, and landscaping plans including a species list, must be approved by the Project Planning Commission, subject to appeal to the Board of Supervisors as provided in the zoning code.
SECTION VI. INTENT OF THE BOARD OF SUPERVISORS.
Section titled “SECTION VI. INTENT OF THE BOARD OF SUPERVISORS.”The property described in Exhibit “A” is a long, narrow strip adjacent to Sunrise Boulevard with limited access to said boulevard. Single-family homes and a large agriculturally zoned parcel exist to the east. The property serves as a buffer which protects residents of single family development from the noise of traffic along Sunrise Boulevard. In view of the disparity between the two advertent uses and the Board of Supervisors desire to preserve the rolling topography of the site. It is deemed appropriate to adopt this BP (PDC) zone. In establishing this zone, the Board has assured that the development will harmonize with both the existing uses and with the topography of the site.

Beginning at the Northeast corner of a certain parcel map as recorded in the office of the Recorder of Sacramento County in parcel book 18 of maps, map No. 45; running thence S. 00° 33’ 54” W. 1347.18 feet; thence S. 00° 43’ 50” E. 821.6 feet; thence N. 89° 28’ 02” W. 137.23 feet; thence N. 01° 29’ 47” E. 20 feet; thence N. 89° 32’ 20” W. 20 feet; thence S. 01° 29’ 47” W. 8 feet; thence N. 89° 32’ 20” W. 20 feet to the East line of Sunrise Blvd.; thence N. 01° 29’ 47” E. along said East line of Sunrise Blvd. a distance of 2157 feet more or less to the Northwest corner of said parcel map; thence Easterly along the North line of said parcel map 153 feet more or less to the point of beginning.
